NOTICE OF SOLICITATION

287 MONROE STREET - BUILDING REHABILITATION - PASSAIC, NEW JERSEY

Sealed bids/proposals will be received on Wednesday, March 11, 2026 at 10:30 AM at the Purchasing

Department, 2nd Floor, Room 207, 330 Passaic Street, Passaic, New Jersey.

This solicitation is issued on behalf of 287-289 Monroe Associates LLC ("Developer"). The City of

Passaic is facilitating receipt of submissions solely as an administrative coordinator and is not

the awarding entity. Any resulting contract, if awarded, shall be executed directly between the

Developer and the selected contractor. The City of Passaic will not be a party to the contract and

assumes no payment obligation.

Submissions will be opened for logging purposes (including bidder identification). Evaluation and

award will be performed solely by the Developer in accordance with the solicitation requirements.

The proposal must be enclosed in a sealed envelope addressed to: 287-289 Monroe Associates LLC, c/o

City of Passaic Division of Purchasing (Administrative Receiving Agent only), Attn: Doris Dudek,

Director of Purchasing (Administrative Coordinator only), 330 Passaic Street, Passaic, NJ. The envelope

must bear the name and address of the bidder and be clearly marked "BID/PROPOSAL - 287 Monroe

Street Building Rehabilitation."

Bid security, if required, shall be in the form of a bid bond or certified/cashier’s check in the amount of

ten percent (10%) of the total amount bid, not to exceed $20,000.00, payable to 287-289 Monroe

Associates LLC.

The successful contractor will be required to submit performance, payment, and maintenance bonds as

required by the Developer’s contract documents.

Bidders shall comply with all applicable federal and state laws, including non-discrimination

requirements, and (if applicable) prevailing wage requirements.
